One of the big draws to move to the Carolina's is the lower property tax rates. Each year many families are choosing to relocate to the Charlotte, NC area and Surrounding Counties also including, close-by counties of South Carolina. When buying a home its best to consult with your local REALTOR to verify property tax rates and benefits in your area. Often times specific towns do NOT include their tax bill with the county property taxes. Also waste or recycling county pickup could be included or you might have to hire a private service.

North Carolina Property Tax

In North Carolina the property taxes are assessed or appraised by each county based on the value of your home. The rates are figured by each county every 4-8 years by a property tax rate as a percentage per $100.
North Carolina example, a home with a property value of :
$100,000 / 100 x 1.25 (rate example) = $1,250

South Carolina Property Tax

In South Carolina the residential property taxes are assessed or appraised by each county based on an appraised value and then multiplied by an assessment ratio ( 4% for owner occupied, 6% for non-owner occupied residents ) and then each county applies a millage rate to the assessed value to calculate the property tax due. The millage rate is equivalent to the tax per $1,000 of assessed value.
South Carolina example, a home with an appraised value of:
$100,000 x 4% (ratio owner occupied) = 4,000 x .235 (rate example) = $ 940
